Cancellation & Refund Policy

This Cancellation & Refund Policy applies to bookings, expressions of interest, and any payments made to THE EDGE Developments in connection with our real estate projects.
1. Booking Amount
A booking amount is required to secure your interest in any THE EDGE Developments project. The booking amount and payment schedule are outlined in the respective Expression of Interest (EOI) or Agreement to Sale document provided to you at the time of booking.
2. Cancellation by the Buyer
If a buyer wishes to cancel their booking, the following conditions apply:
- Within 7 days of booking: Full refund of the booking amount, subject to verification of the cancellation request in writing.
- Between 8 and 30 days of booking: Refund of booking amount less applicable administrative charges as specified in your booking agreement.
- After 30 days: Refund terms are governed by the Agreement to Sale or EOI signed between the buyer and THE EDGE Developments. Deductions may apply in accordance with RERA (Real Estate Regulation and Development Act, 2016) guidelines.
3. Cancellation by THE EDGE Developments
In the unlikely event that a project is cancelled by THE EDGE Developments or a unit cannot be allotted due to regulatory, legal, or force majeure reasons, the full booking amount will be refunded to the buyer within 60 days, without interest, unless otherwise mandated by law.
4. Refund Process
- All refund requests must be submitted in writing to connect@theedgedevelopments.com
- Refunds will be processed to the original payment source (bank account or payment mode used for booking)
- Please allow 15–30 business days for the refund to reflect in your account after approval
5. Non-Refundable Items
Documentation charges, legal charges, and stamp duty (if applicable) are non-refundable once incurred.
6. RERA Compliance
Our projects comply with the Real Estate (Regulation and Development) Act, 2016 (RERA). Buyers are advised to refer to the relevant RERA registration documents for project-specific terms.
7. Disputes
In case of any dispute regarding cancellations or refunds, the matter shall first be resolved through mutual discussion. If unresolved, it shall be subject to applicable laws and the jurisdiction of courts in Mumbai, Maharashtra.
